一、项目名称:老年公寓工程(含老年大学、康复保健医院、临终关怀中心)

二、建设性质:新建

三、 建设规模和主要建设内容:

1、工程总的建筑规模是:工程占地20000平方米,总建筑面积15000平方米,1000床位,庭院及绿化面积:10000平方米。

2、工程内容:500个标准间,标准接待能力1000人。包括老年公寓应有的客房、游艺厅、棋牌室、健身房、茶室、餐厅、小卖;与老年大学相配套的多功能厅、教室、阅览室、展厅、网络中心,康复保健医院、临终关怀中心的配套用房和设备;管理办公室、洗衣、库房、厨房、变配电房、生活水池、泵房、冷冻机房等等。

3、配套建设的室外工程由两部分组成:一部分由设于地下的上下水管网、化粪池、通信电缆的进出通道、变配电机房、空调机房等组成的地下工程构筑物,另一部分是由道路、广场、停车场、庭园、绿化、带PVC顶棚的半室外门球场、与照明等地上工程组成。

4、 项目建设条件:该项目建在日月峡国家森林公园凤凰坪西南,沿西环路约200米南侧。建设位置已通车,该位置系环山抱水一幽静处,海拔500米,山上以针阔混交林为主,夏季平均气温20~24℃,凉爽宜人,区内景色秀美,有利于老年养生、休闲、临终关怀等使用功能,建筑造型的创新,并能取得良好面积使用率。
5、选址:位于日月峡国家森林公园凤凰坪西南,沿西环路约200米南侧。

四、经济评价

本工程的总投资额为2000万元,投资回收期为5.6年,内部收益率是20.79%,财务净现值3146万元,本工程有获利能力。
 
INTERNATIONAL SENIOR APARTMENTS
A. Project subject: Senior Apartments (Including: Senior University, Rehabilitation and Health Care Hospital, Hospice Center)
B. Construction nature: New.
C. Construction scale and major construction contents:
1.The size of the total construction scale: Project covers an area of 50,000 square meters, total construction area : 54000 square meters, 1000 beds, Garden and green area: 20000 square meters.
2.Project content: 500 standard rooms, the reception capacity of 1,000 people. The senior apartments including standard rooms, recreation rooms, chess rooms, gymnasiums, teahouses, restaurants, canteens.
Matched with the Senior university, there are multi-purpose hall, classrooms, reading room, exhibition hall, the network center, rehabilitation care hospitals, hospice centers supporting premises and equipment; management office, laundry, warehouse, kitchen, transformation and distribution room, living pool, pumping stations, refrigeration room and so on.
3. Supporting construction of outdoor project consists of two parts: underground engineering structures composed of water supply lines and sewer lines network, septic tanks, communication cable access channels, variable power distribution room, air-conditioning room ; ground engineering structures composed of road, squares, car parks, gardens, green, semi-outdoor roof with PVC door courts, and lighting projects etc.
4.Project Construction Conditions: The project built in the southwest of Phoenix Square, the Sun-Moon Canyon National Forest Park. Along the Xihuan Road about 200 meter, south  side. Building locations have been opened to traffic. the location is a quiet, beautiful place surrounded by mountains and water. 500 meters above sea level.The mountains are conifer-dominated. With average summer temperature of 20 ~ 24 ℃, cool and pleasant weather, beautiful scenery, the area is conducive to the elderly health, leisure, the use of hospice care and other functions. By innovative architectural forms, the project could achieve good space utilization.
5.Location: in the Sun-Moon Canyon National Forest Park, southwest of Phoenix Square, along the Xihuan Road.
D.Economic evaluation
The project’s total investment is 80 million RMB. Investment payback period is 5 to 6 years.  The internal rate of return is 20.79%. The project is profitable.
