三、 建设规模和主要建设内容：
1、工程总的建筑规模是：工程占地20000平方米，总建筑面积15000平方米，1000床位，庭院及绿化面积：10000平方米。
2、工程内容：500个标准间，标准接待能力1000人。包括老年公寓应有的客房、游艺厅、棋牌室、健身房、茶室、餐厅、小卖；与老年大学相配套的多功能厅、教室、阅览室、展厅、网络中心，康复保健医院、临终关怀中心的配套用房和设备；管理办公室、洗衣、库房、厨房、变配电房、生活水池、泵房、冷冻机房等等。
3、配套建设的室外工程由两部分组成：一部分由设于地下的上下水管网、化粪池、通信电缆的进出通道、变配电机房、空调机房等组成的地下工程构筑物，另一部分是由道路、广场、停车场、庭园、绿化、带PVC顶棚的半室外门球场、与照明等地上工程组成。
4、 项目建设条件：该项目建在日月峡国家森林公园凤凰坪西南，沿西环路约200米南侧。建设位置已通车，该位置系环山抱水一幽静处，海拔500米，山上以针阔混交林为主，夏季平均气温20～24℃，凉爽宜人，区内景色秀美，有利于老年养生、休闲、临终关怀等使用功能，建筑造型的创新，并能取得良好面积使用率。

四、经济评价
本工程的总投资额为2000万元，投资回收期为5.6年，内部收益率是20.79％，财务净现值3146万元，本工程有获利能力。
